Bed & Breakfast Terms and Conditions

We will require a non-refundable deposit to secure the room and also request your full contact details (permanent address, telephone numbers & email)

Prices are per room per night and include continental breakfast and all taxes.

Due to the nature of the property we welcome children over 12 years old, but feel free to enquire about other ages.

Although animal-lovers, we regret we cannot accommodate pets


The booking deposit is forfeited in the event of cancellation. (Bookings not cancelled with at least 7 days’ notice will be liable for the full charge)

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

In the event of significant anti-social behaviour, which could upset others, a guest’s contract may need to be terminated “with immediate effect”. Under these circumstances a refund for the remainder of the stay would not be allowed.

Check-in and during your stay

Standard check-in is from 3.30 pm – 7.30pm, & notice of arrival time is required 5 days in advance (quoting a 1 hour time window). Arrivals outside these hours only by special arrangement.

The Breakfast Room is open from   7.30 am – 11am

Check out is required by 11 am. Your bill for the accommodation and any extras or services taken during your stay is payable on departure.

Free coffee, tea & biscuits are provided, but other than this NO food is to be consumed on the premises please. Nor may guests bring in “take away” meals

There is free parking available in the road outside the house.

No smoking in house or garden

Please refraining from playing loud music, turn off mobile ring tones down to a low level & off overnight

Operate room TVs & any other entertainment devices at low volume

If returning late (after 11.30pm), treading upstairs lightly & talking quietly

Turn Room TVs, radios etc off at 11.30pm

Damages and Breakages

You are responsible and liable for any breakages or damages which you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest’s credit/ debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this.

In the event of keys not being returned, guests will be liable for replacement cost, or if in our view there is a risk to the security of the premises, the locksmith’s charge for changing the front lock will also be charged.


We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Data Protection

Any data gathered during the course of your booking may be held on computer. We execute appropriate protection of all personal information provided.
